🏠 What is PMAY-U 2.0?
Pradhan Mantri Awas Yojana – Urban 2.0 (PMAY-U 2.0) is an upgraded version of the original PMAY-U scheme launched in 2015. It was officially launched on September 1, 2024, with the goal of providing “Housing for All” in urban areas by 2025.
It targets urban poor, lower-income, and middle-income groups by helping them:
- Build new homes
- Improve existing homes
- Purchase affordable houses
- Get rental housing
The scheme supports both homeownership and rental housing, making it more inclusive and adaptable to India’s changing urban needs.
🧭 Objectives of PMAY-U 2.0
- Provide affordable, pucca homes to eligible urban families.
- Ensure access to basic services such as water supply, electricity, sanitation, and transportation.
- Promote women ownership in housing.
- Encourage public-private partnerships in affordable housing.
⚙️ How It Works
PMAY-U 2.0 works through four verticals, depending on the type of beneficiary and housing requirement:
1. Credit Linked Subsidy Scheme (CLSS)
- Offers interest subsidy on home loans.
- Applicable for buying, building, or enhancing homes.
- Interest subsidy ranges up to ₹2.67 lakh, depending on income group.
2. Beneficiary-Led Construction (BLC)
- Provides financial assistance for individuals to construct a house on their own land.
- Also supports extension or improvement of existing houses.
3. Affordable Housing in Partnership (AHP)
- Government partners with private builders and agencies.
- Ensures availability of affordable homes for EWS/LIG categories.
- Subsidy of ₹1.5 lakh per house provided by the central government.
4. Affordable Rental Housing Complexes (ARHC)
- Converts government-funded housing into rental housing for migrants and urban poor.
- Involves private investment in building, operating, and maintaining rental homes.
